One Charter Oak

Covina, CA

The Covina “triple clutch” involved winning a competitive auction style bid over developers and builders for the right to deposit 1.2 million non-refundable dollars into an option contract to develop a former elementary school site.  After a successful and exhaustive entitlement effort with heavy opposition, there was a complicated, concurrent four party close of escrow:  From Charter Oak Unified School District  to Sheldon the Buyer (at a cash price of $12.5 million), Sheldon closed escrow and sold the residential land to Lennar and conveyed a two acre park site to the city of Covina in exchange for paying park fees and the city’s approval of the project.  

Golden Valley Ranch

Santa Clara, CA

Within one year turned a 1-4 denial of project into a 4-1 approval of the same project that was 499 homes and 600,000 sq ft shopping center within one year. 

Rio Rockwell

Oceanside, CA

Sheldon Development assembled various parcels within the city of Oceanside resulting in the great addition for the City. This 104-home community includes 54 Three Story Townhomes and 50 single family detached homes, including 13 low-income affordable homes. KB Homes purchased the project shovel ready from Sheldon Development and is now under construction.

Elan

Huntington Beach, CA

 Knowing that the NIMBY projects opponents would attempt to torpedo the project by delaying their appeal of a planning commission approval of a 271 unit, mixed used development to the very last day, Sheldon circumvented the opponents by having his project appealed immediately after the planning commission approval by the mayor in order for the project to be heard and approved by the city council before a multi-million dollar city fee increase (12k per unit) became effective.  The plan worked and the project is constructed and full.

Oceanside, CA

A new and up and coming development in Oceanside which will become a great addition to the Oceanside community. There will be 36 single family detached homes with a view of the Carlsbad lagoon. 

Chapman Commons

Garden Grove, CA

A great addition to the Garden Grove community! This beautiful complex was built in 2007 and consists of 220 luxury units. There are several floorplans which include private balconies to look over the tranquil neighborhood. It is within a prime location, being close to Angel’s Stadium, Disneyland, multiple public schools, fitness centers, local parks and golf courses.
